First Line of Response

For all its complexities, the most challenging part of a property manager’s job ultimately comes down to facing those “what if” scenarios in an emergency situation. Fortunately for most managers, this does not usually include the kind of emergency Gumley-Haft had to respond to when two freak accidents forced residents of two of their buildings into an immediate evacuation, drew and army of city emergency representatives to the site, and attracted a barrage of television crews hoping to broadcast

Not a Back up Singer Anymore

Ever since I was a kid, “Eat Your Vegetables” has always been the rallying cry for staying healthy. Unfortunately for most kids, it was not necessarily a very appetizing one. In an era of the boil-in-the-bag version of veggies, my sister and I were luckier than most when it came to what was served at the dinner table. Dishes like stuffed cabbage and bell peppers, creamed cauliflower, cheesy broccoli, sautéed sauerkraut with bratwurst, and braised sweet and sour red cabbage, showed up regularly o

When Policy Does Not Reflect Science

The premise is simple; energy efficiency is achieved when using less energy to do the same amount of work. Where things get confusing is when policy does not use a metric that is equally quantifiable. Local Law 33 intent was sound. It's applicaiton is not. In achieving an effective energy-efficient policy, we should come to some consensus in the efficacy of using a metric which will ensure that high-density buidling - where low-to-moderate income residents live - recieve lower grades than the low-density buildings where wealtheir residents live.

Goodfella’s Feast

You might be surprised to hear that John Gotti had a weakness for sweets. I know this because I used to work in a pastry shop he liked to frequent in Little Italy. Preferring his sfogliatella served warm with a cup of espresso and a twist of lemon, I assumed at the time, evidenced by the flamboyantly expensive suits he wore, that he was a wealthy Italian eccentric of some kind. But not necessarily of the gangster kind.

My memories of the Dapper Don were limited to a dozen or so interactions whe

Social Media

The Instagram Experience

If you’re building your brand on social media, Instagram still reigns supreme in the awareness and engagement arena. Projected to reach over one billion users by 2023, marketers rank it second after Facebook.

Truth is, Instagrammers like to connect with brands.  In fact, according to Instagram, 90% of users follow a brand, and almost half on them made a purchase after seeing a product or service on Instagram.

When I started writing for Ampere Creations, they had just come out with a new line of biodegradable handbags and were looking to reach wholesalers as well as direct consumers.  We launched a new campaign right before the holidays, and the ROI more than paid for the copy.

Creating Facebook Content

With more than 2.91 billion monthly users, Facebook still has the bragging rights in terms of reach over some of the newer kids on the social media block. Which is probably why it is ranked by small businesses and entrepreneurs as their number one place to connect with their audience and improve their visibility.

When I was hired by Rider’s Unite Weight Loss Coaching in 2020,  they were looking to increase their social media presence, activate their following, and generate more leads. Through a targeted ad campaign and content that defined their brand, they were able to engage with the following they already had, increase their membership, and convert those members into clients.
